Carolina Beach roofer
Carolina Beach roofer: priced online first.
Carolina Beach sits on Pleasure Island, with the Atlantic on one side and the Cape Fear River and Intracoastal Waterway on the other. A roof there is permitted by two different offices, sized to a wind speed that is set by where the house stands rather than by the town line, and shingled with products that have to carry a specific wind rating on the bundle. None of that changes how you find out what it costs: enter the address, watch the roof measured from satellite imagery, and see an itemized price in about a minute — locked for 30 days, no callback required to unlock it.
Permits on the island: two offices, two portals
A re-roof in Carolina Beach runs through two agencies. Building and trade permits are issued by New Hanover County Building Safety, and inspections are requested through the county’s COAST system. The Town of Carolina Beach issues its own zoning permit, through its own online portal. So the paperwork for one roof lives in two places.
We file both on your behalf — the New Hanover County building permit and the Town of Carolina Beach zoning permit — before work starts, so you never deal with either portal. If you want to check on the county side yourself, Building Safety is at 910-798-7308.
The wind speed is set by your address, not your town
In New Hanover County the 2018 North Carolina Residential Code sets the ultimate design wind speed at 140 mph west of Highway 17 and 150 mph east of it. The line is the highway, not a municipal boundary, so the figure that governs your roof is decided for your address at plan review, not assumed for the town. Both figures put the county in the code’s high-wind zones, which is what the roof requirements below are keyed to.
What the code asks of a shingle roof here
Three things are required of an asphalt shingle roof under the 2018 code, and none of them is optional on a coastal permit. The shingle has to be tested to ASTM D7158 and carry the classification for the address’s design wind speed — the class is printed on the bundle wrapper, so it can be checked on site. Every strip shingle takes at least four fasteners, or the manufacturer’s required number where that is higher. On slopes from 2:12 up to 4:12, underlayment is doubled. For the shingles we install, the manufacturer’s high-wind instructions call for six nails per shingle rather than the code minimum of four.
What’s in the price
Every instant quote is itemized, and the number already includes tear-off of your existing shingle roof, disposal, synthetic underlayment, starter, ridge capping, pipe flashings (three included), and full cleanup. You pick the shingle: IKO Cambridge architectural at $352 per square, or IKO Dynasty at $357 per square. Full-roof ice and water shield is $70 per square if you want it; decking is the first 2 sheets included, then $45/sheet, photographed before we touch it, capped at $360 pre-authorized; seamless gutters price at $10.50/lf for 5-inch and $12.00/lf for 6-inch. An 18-square Dynasty roof with full ice & water prices at $7,686. Nothing is added after the fact; three things and only three things can adjust the number at your free inspection.

Questions Carolina Beach homeowners ask
Do I need a permit to replace my roof in Carolina Beach?
Yes — a building permit from New Hanover County Building Safety, with inspections scheduled through COAST, plus the Town of Carolina Beach’s separate zoning permit. We file both for you before work starts.
Which wind speed applies to my house?
Either 140 or 150 mph, depending on which side of Highway 17 the address falls — it is set per address at plan review. What it changes for you is the shingle class on the bundle and the fastening schedule, both of which are on the price we quote, not added later.
When is the roofing season here?
Roofs go on year-round; hurricane season runs June 1 through November 30, and scheduling in those months works around the forecast. The instant price is locked for 30 days, so a quote in October is still good in November. More answers are on the FAQ.
